Keri and I get asked all the time why we bother with coaching real estate agents when we already have one of the most successful real estate businesses. It’s a great question.
Our real estate team, with its dual brands of The Keri Shull Team and Orange Line Living, consistently ranks as one of the top teams in The Wall Street Journal/Real Trends.
What makes this question even more pertinent is that it’s pretty rare for a real estate coach to actually stay super active in the business and operating at a high level. Many of the top real estate coaches have not sold a home in over a decade or more. Some — including the number one real estate coach — have never sold a home.
So if there are so few real estate coaches that are currently selling real estate at a high level, why do it? Why become a real estate coach when you already have a super successful real estate team or business?
In this post I’ll list 10 reasons why we are doing both.
First though let me give you a little background information on how we began coaching. It all started with the book I published in 2017, The HyperLocal, HyperFast Real Estate Agent. In the book I detailed the exact process I used to close 37 deals for over $22M in volume in my rookie year in real estate. It became a best seller on Amazon and has now sold tens of thousands of copies.
Keri and I were amazed at the impact it made on real estate agents all over the country. We got feedback from so many agents about how it helped them in their business and many people started asking us to coach them. We put off these requests for awhile, but kept getting inquiries.
At the time, our real estate team was selling 350 homes a year for a little over $200M in volume. We started to notice – Keri in particular – that as we went to real estate conferences and events, people from all over would ask us for advice, coaching and help.
So in 2018 we decided to build a coaching platform that could help real estate agents all over. We built out an Inner Circle where real estate agents could get access to us through a private Facebook group, ask questions live, get training videos and learn from key team members. We created several online courses as well that hundreds of real estate agents take each month. More recently, Keri and I started coaching real estate agents on weekly calls where they get direct access. The feedback has been amazing and we have been blown away by the results our clients are getting.
What has been more amazing though is what has happened in our real estate business since we got into coaching. We have grown at a faster rate, created more value for our clients, and helped our agents grow to even higher levels.
Since building out our coaching program, we have gone from $200M in annual sales to over $300M in the year we started coaching… to nearly $500M this year.
Here are ten ways our coaching program creates more value for our real estate business, agents, and our home buyers and sellers.
1 – Building a bigger social media presence
Starting the coaching program has enabled us to grow an even bigger social media presence.
This bigger social media presence has helped us grow our real estate brands, which in turn has helped us get more exposure for our clients and our agents.
2 – Learning advanced digital marketing strategies
When we built out our coaching program, we decided to employ a digital marketing strategy in order to reach more real estate agents. We studied the people doing this at the highest levels (even meeting privately with Gary Vee) and hired some of the best firms to help us.
In the process of doing this, we learned some of the most cutting edge and advanced strategies in digital marketing. We brought those concepts into our real estate business, and have deployed programs that no one else is doing in real estate. Our lead generation spiked, which has helped us get more buyer and seller clients for our agents to work with and gotten our clients even better results.
3 – Receiving more referrals from across the country
As our coaching program grew, so did our exposure to real estate agents all over the country. Since starting our coaching program, we’ve seen over 220% growth in our referral business. We also connected with more qualified agents to send our own referral business to, as we’ve met agents all over who are focused on growth and learning.
4 – Learning from agents all over the world
One of the aspects we enjoy most about coaching is simply helping others, but when you train other people something else remarkable happens.
The highest level of mastery comes from teaching others how to do something. In the act of teaching, we have also been presented with amazing opportunities to learn from real estate agents all over the country.
When we interact in our Facebook group, get on a coaching call, or broadcast a live stream, we learn from other agents by helping them with the challenges they face in their businesses.
We can see what techniques and strategies are succeeding in other markets, and then apply them to our own business to help our agents and clients.
5 – Enhancing training for the agents on our team
As we have built out training for thousands of agents, it has improved the quality of training for the Realtors on our team at the same time.
The training we have developed that agents from other teams pay for is the same training we give to all of the agents on our team. When we do live training events, our own agents get prime access to learn from us and from top agents from all over.
We’ve also made our training more efficient. During the time we have built our coaching business, the training and on-boarding we give new agents has been streamlined from three months to one month, with an overall improvement in how quickly it takes agents to ramp up their business.
6 – Hiring a bigger marketing team
The coaching business has generated enough business for us to hire a bigger marketing team than we would otherwise be justified in having.
We now employ:
- 4 Video Producers
- A Social Media Manager
- A Photographer
- A Graphic Designer
- 2 Copywriters
- A Marketing Manager
- A Marketing Director
The marketing team works on our real estate business, coaching business, and personal brands. It is by far one of the biggest marketing teams that an agent or team in the entire country has in-house.
7 – Marketing budget increased
The coaching business has also allowed us to increase our overall marketing budget.
This combined with a bigger marketing team and advanced digital and social strategies has increased our lead generation from 400 leads per week to now over 800 leads per week and growing.
8 – Access to one-on-one mentoring from leaders in and out of the real estate industry
Through our coaching business, we have connected with some of the biggest leaders and coaches available. When we first started we had a one- on-one meeting with Gary Vee and connected with him in a follow-up meeting. We have met with Grant Cardone and Billy Gene, and had them speak at our events. This November we’re bringing in Ryan Serhant to speak at our HyperFast Sales Summit. These are just a few of the industry leaders we have connected with who have helped us build our brand even more.
9 – Higher conversions due to preeminence strategy
Growing a coaching business has also helped us better utilize the preeminence strategy that we first learned from Jay Abraham.
This has helped us attract more agents. It has also helped our agents convert buyer and seller prospects at a higher rate.
When our agents meet with buyers and sellers, they’re able to say that everything we do is designed and built by thought leaders in the industry. We get paid to train agents from all over, and we’re invited to speak at multiple, prominent real estate events each year.
10 – Bigger overall scale
As our coaching business has grown, so has our real estate business.
We are now one of the largest active real estate teams that is also active in the coaching business.
When one part of the business grows, it helps other parts grow. We simply see more transactions – for our own team and for the agents we coach.
In turn, as our number of transactions grows, our experience curve grows even faster. We’ve built a corporate knowledge base that is bigger than any team in our market has ever had.
