To help real estate agents generate more leads, famed video marketer Billy Gene of Billy Gene is Marketing joined Dan and I for a panel discussion at our first-ever HyperFast live event.
Our attendees asked some great questions about real estate video marketing, mindset, and more – and Billy delivered even more amazing answers.
- How to create great content while you’re still learning
- Why you should NEVER show your real estate videos to friends and family
- Why you should ask for a sale on every video you make
- The cheapest, easiest videos Billy has made are also the most profitable
How to create killer videos while you’re still learning
Here’s the biggest mistake Billy says he made early on: Trying to create in a vacuum and figure it out himself.
Video is intimidating, and it can often be frustrating when you’re starting out.
Don’t try to come up with original ideas from scratch, that’s usually where it all goes wrong. Coming up with great original ideas takes a lot of time and experience.
As Billy says:
For now, when you’re starting out, just copy greatness. Look for people who are already crushing it on YouTube and create your own videos in a similar style. Make it your own, of course – do not verbatim copy. But use it as a model.
Why you should NEVER show your videos to friends and family
“When you create your video, don’t show anybody you know. They already have a preconceived version of who you are; they’ll tell you things and give you feedback that will paralyze you. Broadcast the video to cold traffic instead. [Forget]* your friends and family; they’re the worst!
*Billy didn’t say “Forget.” 😉
Why you should ask for a sale even on your “brand awareness” content
Billy Gene says:
“Ask for a sale on every video – It’s all about how you ask. If you really believe your product or service is going to help someone, sell them!
“Gary Vee says to jab, jab, jab. Most people have bills to pay, and they can’t just jab, jab, jab all day. I need to be landing hooks.”
Gary Vee has been a huge influence on our real estate team’s marketing, but we do put calls to action on even our brand awareness videos – asking viewers to refer us to anyone they know who needs to buy or sell a home in the DMV area.
The cheapest, easiest videos Billy has made are also the most profitable
“In fairness, our high-production videos are never our most profitable. My most profitable ad has probably been seen about 100 million times and made millions of dollars. I did it on the first take in 20 minutes with nothing but a single camera.”
Billy often shoots videos quickly, stressing imperfect action, directness, and urgency.
Experiment fast! You’ll learn a lot in the process, and it will make your next video that much better.
For direct response, often simpler production gets the best return. More polished video, like Billy’s Wolf of Paid Online Advertising, can be great for brand awareness though.
2 Questions to take with you:
Do you have both direct response and brand awareness content in your marketing mix?
What videos are crushing it on YouTube? How will you emulate those? Hint: You can learn from real estate video producers, of course, but also from other industries and topics.
